I didn’t fully appreciate the density of homes and everything else included in that area from the street views you sometimes provide. I’m guessing this is all related to proximity to the water, but still with that level of packed development, most houses ... 

As to the density, it’s exclusivity, panache, wealthy birds flock together, etc. Value about $4M ...
